Ich biete meine Wohnung zur Untermiete zwischen dem erstem August und dem 28ten Februar für 600 EUR warm an.
I am offering my apartment from August 1st to February 28th for 600 EUR warm.

Die Wohnung verfügt über einen großen Hauptraum welcher aktuell in einen Wohn und einen Schlaf/Essbereich getrennt ist. Küche, Bad und WC sind voll möbliert (inklusiver eigener Waschmaschine) und befinden sich jeweils in getrennten Räumen (siehe Grundriss in Fotos). Es gibt zusätzlich zum Schrank im Hauptraum einen geräumigen Einbauschrank und ein eigenes Dachbodenabteil. Darüber hinaus ist ein persönlicher Parkplatz in der Miete enthalten.
Die Wohnung ist so wie sie aktuell eingerichtet ist beziehbar. Sollte dennoch der Wunsch bestehen eigene Möbel zu nutzen und/oder bestehende Möbel zu entfernen ist dies natürlich auch möglich.
Die Wohnlage ist sehr naturnah. Fußläufig ist ein Wald inklusive eines Sees erreichbar. Besonders die Sonnen auf und Untergänge, die man sich perfekt von der Bank vor dem Haus aus anschauen kann, sind sehr idyllisch. Die Nachbarn sind allesamt sehr freundlich. Der ÖPNV (u.a. nach Salzburg) ist sehr zuverlässig und fußläufig erreichbar.

This charming apartment features a main living area, currently arranged into separate living and sleeping/dining zones, providing a comfortable and functional layout.
The kitchen, bathroom, and WC are fully furnished and located in separate rooms (see floor plan in the attached photos). The apartment also includes a private washing machine, a spacious built-in wardrobe in addition to the closet in the main room, and a private attic storage unit for extra space.
A dedicated parking space is included in the rent.
The apartment is available fully furnished and ready for immediate occupancy. However, if you prefer to bring your own furniture or would like some of the existing furnishings removed, this can be accommodated to suit your needs.
The apartment is located in a particularly peaceful and nature-oriented setting. A forest and a lake can be reached within walking distance, offering excellent opportunities for relaxation and outdoor activities.
The sunrises and sunsets are especially beautiful and can be enjoyed from the bench in front of the house, creating a truly idyllic atmosphere. The neighbors are all very friendly and contribute to the welcoming community feel of the area.
Public transportation is reliable and conveniently accessible on foot, with connections including regular services to Salzburg.
